Your Pacific Homes package contains every detail you’ll possibly need to build your home. That includes:

Basement and Crawlspace

  • 2 x 6 sill plate
  • Pony wall as per plan
  • Posts, beams and headers as per code

Floor System

  • JSI 20 Super Floor Joists 11 7/8" deep @ 16" on center
  • 5/8" tongue and groove fir plywood
  • Sub floor adhesive

Exterior Walls

  • SmartWall system or factory assembled stud walls
    or pre assembled 2 x 6 kiln dried SPF @ 16 on center
  • Fir plywood sheathing factory applied to walls

Interior Walls

  • Pre assembled 2 x 4 kiln dried SPF @ 16" on center

Windows, Patio Doors and Skylights

  • Twin-seal vinyl windows as per plans
  • Screens, wood sills and drywall returns
  • Twin-seal glass skylights w/thermal break as per plan
  • Wood windows with coloured aluminum exterior cladding are an option.

Exterior Doors

  • Metal insulated in primed wood frames
  • Weather stripping and sill
  • Twin-seal sidelights and door lights as per plan
  • Hardware for all doors
  • Wood doors are optional

Insulation

  • R12 rigid insulation for crawlspace foundation walls
  • R20 fiberglass insulation for exterior walls
  • R40 fiberglass insulation for ceiling
  • Vapour barrier
  • Garage insulation

Drywall

  • 1/2" drywall for walls
  • 5/8" drywall for ceiling or 1/2" CD board
  • Drywall filler, tape and corner beads
  • Garage Drywall

Interior Doors

  • Interior doors and bi-folds
  • Hardware for all doors

Interior Finish

  • Baseboard and door casing to match doors
  • Closet shelving and rods
  • Pre-assembled interior stairs
  • Wall railings and brackets

Exterior Finish

  • Vinyl Siding
  • Energy saving house wrap
  • Hardiplank cement board siding and Cedar siding are popular options.

Garage, Carport and Sundecks

  • Sectional garage door and automatic openers
  • Beams, posts and vinyl soffit for carports
  • Sundeck plywood or spaced decking as required
  • Baked enamel aluminum or cedar railings

Roof Systems/Trusses

  • Engineered roof trusses @24" o/c
  • Pre-cut roof joists as per plan
  • truss hangers and tie-downs
  • 1/2" fir plywood roof sheathing
  • 40 year fiberglass shingles
  • Roof/gable mount vents as per plan
